Flooring for country houses and apartments in Rionegro

The eastern highlands are colder and wetter than the Aburrá Valley. Rionegro has an average temperature of about 17 °C, with cold nights and frequent rain, while Medellín sits around 22 °C.

That climate calls for floors that feel warm underfoot and tolerate humid air. In country houses the conversation centers on engineered hardwood, heated stone and decks; in Rionegro's new apartments, on SPC, water-resistant laminate and porcelain tile.

Since every trip means driving up the mountain, we plan jobs in full workdays with all the material delivered at once. That way no days are lost and the work moves ahead without pauses.

Eastern Antioquia towns and areas we serve

Urban Rionegro and San Antonio de Pereira

In the town center and San Antonio de Pereira there are apartments in new complexes and houses in gated developments. Here we install SPC, water-resistant laminate and porcelain, almost always with a polyethylene barrier under floating floors.

Complexes are governed by the condominium law (propiedad horizontal, Ley 675 de 2001) just as in Medellín, with set work hours and crew registration at the front gate.

Llanogrande and the road to José María Córdova airport

These are large country houses, many inside gated condominiums with security gates and rules for delivery vehicles. Typical jobs are engineered hardwood, natural stone in living areas, decks, and radiant heating in bathrooms and bedrooms.

La Ceja, El Retiro, Marinilla and Guarne

Here, weekend country homes and farm properties (fincas) dominate, with covered porches, open-air gazebos (kioscos) and wet areas. We visit by appointment and split the work into stages when the owner needs to keep using the house.

Guarne and Marinilla are on the Medellín-Bogotá highway; La Ceja and El Retiro lie toward the south of the plateau.

Highland cold and moisture: which floors work at 2,100 meters

Wood that leaves a warehouse in Medellín picks up moisture when it reaches the Oriente. That is why we let it acclimatize inside the house where it will be installed, not in the supplier's storage.

In houses built on grade and on ground floors, a moisture barrier is mandatory, because highland soil stays damp much of the year. We cover this in depth in our guide to humidity and floors.

Radiant floor heating for cold Llanogrande nights

Electric radiant floor heating uses heating cables or mats laid under the finish floor and controlled by a thermostat. In the Oriente it is requested mostly for bathrooms, main bedrooms and living rooms with stone or porcelain.

It works well under porcelain, natural stone and heating-rated engineered hardwood; we do not recommend it with solid hardwood. The electrical work must comply with RETIE (Colombia's electrical installation code) and have its own circuit, so we coordinate with the project's electrician.

As a reference, the system costs COP $250,000 to $450,000 per m², not including the finish floor. Decide on it before the floor is installed, because adding it later means lifting the floor.

Termites, fungus and wooden decks on country properties

Natural wood outdoors

In the highlands, the biggest enemy of wooden decks and porches is not the sun but constant rain and dew. Wood that cannot dry out between downpours grows fungus, turns black and rots at the joints.

We protect it with exterior oils or sealers, raise it off the ground and build in a slope so water drains off.

Composite decking and WPC for interiors

Composite decking made of wood fiber and polymer does not rot, is not attacked by termites and only needs washing. It is the option we recommend most for gazebos, pool edges and very exposed porches.

For bedrooms and living rooms in country homes there is also rigid-core WPC flooring, warmer and quieter than SPC.

Termites and carpenter ants

They show up mainly in wood that touches soil, stays permanently damp or is stored on the property without protection. Before installing, we inspect frames, beams and existing floors, and any active infestation is treated first.

Logistics via the Túnel de Oriente

From our office in El Poblado we drive up the Las Palmas road or take the Túnel de Oriente tunnel, depending on the destination. Llanogrande and the airport area usually take 35 to 50 minutes; for La Ceja, El Retiro or Marinilla add another 20 to 40 minutes.

That is why we group Oriente site visits on the same days and our crews work full days. The material goes up in a single delivery and starts acclimatizing inside the house from day one.

The site visit is free in Rionegro, Llanogrande and the nearby highland towns. For remote properties or those reached by unpaved roads, we agree on the date in advance and any travel cost is stated in writing in the quote.

  • Replacing floors counts as a minor repair (reparación locativa) and generally does not require a building permit.
  • Extensions, new slabs or structural changes are processed with each municipality's planning office (Rionegro, La Ceja, El Retiro, Guarne), not with Medellín.
  • If the job uses Colombian solid hardwood, we ask the supplier for proof of legal origin and the timber transport permit (salvoconducto de movilización).

  • Country house in Llanogrande, 150 to 300 m²: engineered hardwood in living areas and bedrooms, porcelain or stone with radiant heating in bathrooms. Challenge: acclimatizing large volumes of wood and coordinating with the electrician.

Frequently asked questions in Rionegro and Llanogrande

Will a solid hardwood floor work in a Llanogrande house?

It can work, but it carries more risk than in Medellín. Solid hardwood absorbs the highland humidity and, if it does not arrive well dried and acclimatized, it cups or opens at the joints when the season changes.

That is why we usually recommend engineered hardwood, which is more stable, acclimatized for at least 72 hours in the house. If you prefer solid wood, we measure the moisture of the wood and the subfloor before installing.

How many days does a project in the Oriente take?

Installation takes the same time as in Medellín: 2 to 4 days for SPC or laminate in 60 to 80 m², 3 to 5 days for engineered hardwood and 5 to 8 for porcelain. In the Oriente you add wood acclimatization and, if there is radiant heating, electrical testing before it is covered.

In large country houses the work is scheduled room by room and can take 2 to 4 weeks.

Does a single-story country house need a moisture barrier?

Almost always. We test the subfloor with a hygrometer and, depending on the result, use a membrane, a sealer or an epoxy barrier; installing wood without that step is the most common cause of cupped floors in the Oriente.
