Flooring guides for Medellín: materials, care and climate

At Pisos Pro Medellín we answer the same questions every day: which floor handles humidity, what an installed square meter costs and what building management requires. We have gathered those answers into practical guides written by the people who install and repair floors in the Aburrá Valley.

They are written for Medellín's climate, pests, earthquakes and local coexistence rules, not for a generic market. Read them before requesting quotes so you can compare with confidence.

Behind every guide are more than 15 years in the trade and more than 900 completed jobs. Whatever a guide does not answer, we solve during the free site visit.

Apartment buildings and new apartments

Replacing a floor in a residential building requires approval from building management (administración), set noise hours and a route for debris, under the condominium regime (propiedad horizontal, Ley 675 de 2001) and each building's own bylaws. We explain it in building rules for floor renovation.

If your apartment was handed over without finishes, the order matters: moisture and level first, then flooring, then carpentry. Our guide to flooring an obra gris apartment helps you plan purchases and timelines.

How we write these guides

Every guide starts from what we see on the job: damp subfloors on ground floors, laminate swollen by leaks, cracked terrazzo in older houses. When we cite a regulation, it is one currently in force that we know well, such as the NSR-10 seismic building code or the Código Nacional de Seguridad y Convivencia Ciudadana (Ley 1801 de 2016).

Prices come from our own quotes in Medellín and are updated every year. Brands are mentioned as examples of what is available in Colombia, not as commercial partnerships.

If you want to move from reading to doing, our flooring installation in Medellín page brings together every material we work with.

Have a question the guides do not answer?

Send us photos of your space and your specific question, and we will answer it. If you need moisture or level readings, we will schedule a free site visit.
