Most of our work here is in apartments: high-rise towers on the hillsides, buildings from the 1980s and 1990s, and short-term rental units near Parque Lleras. What we install most in this area is SPC, click vinyl, engineered hardwood and porcelain tile, and what we restore most is original marble and parquet.

Parts of El Poblado where we work

El Poblado is not one type of housing. From Parque Lleras up to the high end of the Las Palmas road, building height, floor age and climate all change, and that decides which material makes sense.

Provenza, Manila and Astorga: short-term rentals

These buildings sit a few blocks from Parque Lleras, and many have furnished apartments that host new guests every week. The priority here is a high-traffic floor that installs fast and stands up to rolling suitcases, so we recommend SPC flooring or click vinyl with a good wear layer.

Los Balsos, El Tesoro and San Lucas: hillside towers

Large apartments in tall towers on the slopes, with strict internal rules and elevators that must be booked in advance. Owners here ask for engineered hardwood, large-format porcelain and microcement, and almost always require a clean site with no noise outside permitted hours.

Castropol, Lalinde and Patio Bonito: 1980s and 1990s buildings

Many apartments still have the marble and parquet they were delivered with 30 or 40 years ago. Before quoting a new floor, we check whether restoring them is worth more than replacing them.

Las Palmas and Loma de San Julián: cold and fog

Higher up, the temperature drops, fog is common and many houses and buildings have walls set against the hillside. We measure subfloor (contrapiso) moisture on every visit and, when needed, install a moisture barrier before the floor goes down.

Building rules for floor work in El Poblado

Almost every building in comuna 14 is governed by the condominium regime (propiedad horizontal, Ley 675 de 2001) and by its own house rules (manual de convivencia). Changing a floor is simple technically, but if it is not coordinated with building management (administración), the job can be stopped on day one.

  • Written approval from building management with the dates and scope of the work.
  • Permitted work hours, which often limit Saturdays to the morning.
  • Booking of the freight elevator and protection for the cab, hallways and doors.
  • Debris removal in sacks through the basement or the route the front desk specifies.
  • Social security and occupational risk insurance (ARL) records for the crew, with a name list for the front desk.

Renovating an Airbnb floor without losing bookings

Many El Poblado owners, several of them foreigners, rent by the night and cannot block their calendar for two weeks. For them we plan the floor change in a 2 to 4 day window, between one checkout and the next check-in.

The usual approach is SPC or click vinyl flooring laid over the existing ceramic tile, with no demolition and no debris. We measure and cut ahead of time, coordinate with the host, and leave baseboards (zócalos), transition profiles and final cleaning done so the listing is ready for new photos.

Original marble and parquet: restore or replace

In Castropol, Lalinde and Patio Bonito we see apartments every day with cream marble in the living areas and strip parquet in the bedrooms. Before replacing them, it helps to know that restoration usually costs a fraction of a new floor.

Marble can be saved if the pieces are solid and the damage is only wear, stains or scratches: our natural stone and marble service polishes it, replaces damaged pieces and crystallizes the surface. Parquet can be saved with hardwood floor refinishing when only a few strips are loose and replacement wood is available.

We replace when there are hollow-sounding pieces in several areas, cracks that follow the concrete slab, or parquet with termites (comején). In those cases a spot repair does not last.

Moisture in hillside and ground-floor apartments

El Poblado sits on the eastern slope of the valley and is crossed by streams (quebradas) such as La Presidenta. In the rainy seasons, April to May and October to November, runoff pushes against walls and slabs that are in contact with the ground.

Ground-floor apartments, units with a garden or patio at grade, and basements converted into studios are the most exposed. Laminate installed there without measuring first can swell within a few months.

That is why we measure subfloor moisture on every visit and show you the reading. If it comes from a leak in the building, we tell you so building management can fix it before installation.

Getting to you from our El Poblado base

From Tv. 6 #45-115 we reach Provenza, Manila or Castropol in 10 to 15 minutes in normal traffic. Los Balsos, El Tesoro or the lower part of Las Palmas take 15 to 25 minutes, and at rush hour on Avenida El Poblado or the Transversal Superior it can be more than 40.

Frequently asked questions from El Poblado clients

Can you work on Saturdays in my El Poblado building?

Yes, if the house rules allow it. In many comuna 14 buildings Saturday work is limited to the morning, and work on Sundays and public holidays is almost never approved.

Before setting dates, we ask building management for the permitted hours in writing and schedule saw cutting for weekdays.

How long does it take you to get to Los Balsos or Las Palmas?

From our office, 15 to 25 minutes in normal traffic. At rush hour, especially early morning and late afternoon, allow 30 to 45 minutes.

The site visit is free and is usually scheduled within 24 to 72 hours.

Can my building require acoustic underlayment under the new floor?

Yes, some building rules require it so footsteps are not heard in the apartment below. We install SPC with built-in acoustic backing or a separate underlayment and give you the technical data sheet to present to building management.
