Flooring prices per m² in Medellín: 2026 guide

At Pisos Pro Medellín we install and repair floors for homes, offices and shops in Medellín, the Aburrá Valley and Eastern Antioquia. This page brings together the ranges we use when quoting in 2026, with material and labor shown separately.

The figures come from more than 900 jobs and more than 15 years devoted only to flooring. They are honest references for planning your budget; the exact price for your space is set after the site visit.

How to read this guide: material, labor and extras

Each table shows up to three values per m²: material, labor and the installed total. The total is not the exact sum of the range ends, because it includes supplies such as adhesives, underlayment foam, bases and cutting waste.

For continuous systems (microcement, epoxy, concrete) we give only the total, because material and application are sold as one package. All prices are in Colombian pesos (COP), not US dollars, and were updated in October 2026.

Within each range, your price moves with these factors:

  • Area: under 20 m² the price per m² is higher, because setup work is spread over fewer meters.
  • Subfloor: unevenness or moisture means leveling or a moisture barrier.
  • Layout: a straight lay wastes less than diagonal or herringbone.
  • Cuts: many doors, columns or stairs make the workday longer.
  • Product range: thickness, use class, wear layer and brand.

Rigid flooring prices per m²: laminate, SPC, vinyl and WPC

These are the most requested floors in Medellín because they install quickly, often over the existing tile and without debris.

What each rigid flooring price includes

Laminate flooring: price per m² and labor

Laminate labor (COP $16,000 to $26,000 per m²) covers the underlayment foam, floating installation and the perimeter expansion gap. AC3 only works in bedrooms; for living rooms and offices we recommend AC4 or AC5 with our laminate flooring installation.

SPC and vinyl flooring: price per m²

SPC costs more than laminate because its stone and PVC core does not swell with water. What many people search for as "PVC laminate flooring" is actually vinyl or SPC flooring.

Indoor WPC and outdoor decking

Indoor WPC is the most comfortable rigid floor underfoot and the most expensive in the group. Outdoor WPC decks need their own joist frame and fasteners, so they are not in this table and are quoted after measuring.

Hardwood, bamboo and cork prices per m²

With natural wood, the price depends mostly on the species, the board width and the finish (lacquered on site or prefinished at the factory). For solid hardwood, sanding and lacquering are included in the labor.

Porcelain tile, natural stone and terrazzo prices

With stone and ceramic floors, labor weighs more because each piece is set, leveled and grouted by hand. Large-format tile (from 60 x 120 cm) requires back-buttering, tile leveling systems and more people to move each piece.

Repair, polishing and leveling prices

Restoring usually costs a fraction of replacing the floor. Scratched wood with a worn finish can be brought back with hardwood sanding and refinishing for COP $45,000 to $85,000 per m², compared with $220,000 or more for new solid hardwood.

Costs that almost nobody includes in the quote

A cheap quote is sometimes cheap because it leaves out what shows up on the day of the job. Ask for these items to be put in writing.

Debris removal and disposal

Lifting ceramic tile leaves roughly one metric ton of debris for every 30 to 40 m². We bag it, bring it down and take it to an authorized disposal site, all included in our quote.

Baseboards, transitions and trims

A 70 m² apartment needs 40 to 60 linear meters of baseboard (zócalo), plus transition strips at the doorways. That is COP $480,000 to $1,800,000 that some quotes leave out.

Material waste

For a straight lay, buy 5% to 10% extra; for diagonal or herringbone, 10% to 15%. Without that margin, you will run short of pieces from the same batch.

Upper floor with no elevator

Carrying boxes of porcelain tile up the stairs takes hours of labor. It is quoted separately, and only when it applies.

Restricted building work hours

If building management (administración) only allows noise in short time slots, the job takes more days.

Leveling and moisture

Unevenness or high moisture calls for self-leveling compound or a barrier, and we measure both during the site visit.

How to compare two flooring quotes

Put the quotes side by side and check that they answer the same questions. If one leaves something unspecified, ask before deciding on price.

  • Does it separate material, labor, baseboards, transitions and removal?
  • Does it name the exact product: brand, thickness, use class or wear layer?
  • Does it include waste, stated as a percentage?
  • Does it cover moisture testing and leveling, or leave them for later?
  • Does it say how many days the job takes and who removes the debris?
  • Does it explain the workmanship warranty: how long it lasts, what it covers and what it does not?

Example: what flooring costs for a 70 m² apartment

Assumptions: 70 m² of old ceramic tile in good condition, 50 linear meters of baseboard and a subfloor (contrapiso) without major unevenness. Rigid floors and engineered hardwood float over the tile; porcelain tile requires removing it.

If the subfloor needs self-leveling compound, add COP $35,000 to $75,000 per m² over the affected area.

Flooring price FAQs

Which is cheaper, laminate or tile?

Installed, laminate usually costs less: COP $65,000 to $120,000 per m² versus $80,000 to $260,000 for porcelain and ceramic tile. It also goes over the existing tile, so you save on removal and several days of work.

Tile wins in bathrooms, wet areas and high-traffic spaces, where laminate is not the right choice.

Does the price per m² include the material?

In this guide, the "installed total" column includes it; the labor column does not. In our quotes each item has its own line: material, labor, baseboards, transitions and removal.

That way you can compare against other proposals or against the store price of the material.

Do you charge for the measuring visit?

No. The site visit and measurement are free in the Aburrá Valley and the nearby Oriente, and are scheduled within 24 to 72 hours. The written quote arrives 24 to 48 hours after the visit.
