Good repair work starts with a diagnosis. Before we touch the floor we find the source of the damage: a leak from the neighbor's bathroom, a subfloor (contrapiso) that never dried or a piece that was poorly bonded from day one.

If the floor can be fixed, that is what we quote. If it cannot, we explain why with the measurement in hand, not a guess.

Laminate and SPC floor repair

This is the damage we handle most often in apartments, and the one the fewest companies repair. Typical cases: a board cracked by a dropped pot, open joints or a section swollen after a washing machine leak.

We almost always replace only the affected pieces, either unclicking from the nearest wall or cutting out the damaged board to insert a new one. The process is explained on laminate and SPC floor repair, from COP $180,000 per visit and repair.

Hardwood floor sanding and restoration

A healthy solid hardwood floor rarely needs replacing. Sanding removes the worn layer, cracks are filled and a fresh coat of lacquer or oil goes on.

Subfloor repair, loose tiles and leveling

Houses in Laureles, Belén and La América often have decades-old tile and terrazzo (granito) over subfloors that have already shifted. The full procedure is on floor and subfloor repair.

Hollow or loose tiles

We find them by tapping piece by piece with a rubber mallet. We lift only the hollow ones and re-lay them with cement-based adhesive from brands such as Pegacor or Sika.

Subfloor cracks

We open the crack, clean it and seal it with repair mortar or resin. If it keeps growing, we recommend a structural assessment before installing anything on top.

Uneven floors

Self-leveling compound corrects anything from a few millimeters to several centimeters, for COP $35,000 to $75,000 per m². It is a must before any click floor.

Moisture and leaks

We measure the subfloor and walls at several points to tell moisture rising from the ground apart from a pipe leak. If the cause lies in the building itself, building management (administración) must fix it before the floor is repaired.

Termites and carpenter ants

Termites leave mud and wood tunnels and boards that sound hollow; carpenter ants leave clean sawdust next to the baseboard. Each pest calls for a different treatment before any boards are replaced.

Cracks after an earthquake

Colombia's seismic building code, NSR-10, places Medellín in an intermediate seismic hazard zone. After a tremor we check whether a tile cracked from the building's movement or because it was already hollow.

Repair or replace the floor?

The biggest job is not always the best choice. As a rule of thumb, if the damage covers more than a third of the area or the product is no longer made, replacing usually works out better.

Repair makes sense when

  • The damage is concentrated in one area
  • Replacement pieces of the same product are available
  • The subfloor is dry and solid
  • The wood is thick enough for another sanding
  • The repair costs far less than a new floor

Replacement makes sense when

  • The damage repeats in several rooms
  • The product is discontinued and a patch would show
  • The subfloor has moisture or extensive cracking
  • The laminate has swollen in more than one room
  • Repairing costs almost as much as installing

Floor repair FAQs

Can a scratched or broken board be replaced without taking up the whole floor?

Yes, in most cases. Near a wall we unclick from that side; in the middle of a room we cut the board out with a plunge saw and insert a new one with glue in the joint.

You need a board of the same product, which is why we recommend keeping a spare box. More detail on laminate and SPC repair.

Why can't laminate be sanded and polished like wood or marble?

Because the laminate design is a printed image protected by a very thin melamine layer. If you sand it, the image disappears and the fiber core is exposed.

Light scratches can be hidden with color-matched waxes or fillers; deep ones are fixed by replacing the board.

How much does it cost to repair a hardwood floor?

A full sanding and lacquering runs COP $45,000 to $85,000 per m², depending on species, condition and coats of lacquer. Replacing damaged boards is added per piece.
