Flooring for condo complexes, houses and warehouses in Bello

Bello brings together three very different kinds of work. In the north, in and around Niquía, new residential complexes have grown up, many of them subsidized housing; the traditional neighborhoods are mostly two- and three-story houses; and along the Autopista Norte there are warehouses, workshops and shops.

That is why the site visit changes with the property. In an apartment we check flatness and look for hollow tiles; in a house we inspect stairs, terraces and ground-floor moisture; in a warehouse we assess the slab, the joints and the type of load.

The municipality sits at about 1,450 meters above sea level, with a mild climate and hot afternoons. In apartments that get the afternoon sun, a floating floor expands more, so we leave the full perimeter gap.

Areas of Bello we serve

Niquía, Ciudadela del Norte and Navarra: residential complexes

Many apartments here are delivered with basic ceramic tile or unfinished (obra gris), in sizes of 45 to 70 m². The most requested option is SPC or click vinyl flooring over the tile, or wood-look porcelain when the unit is delivered as obra gris.

Building management (administración) usually asks for an authorization letter, work hours and a list of crew members with ARL occupational risk insurance. We hand over that paperwork before the first day of work.

Cabañas, La Madera and Suárez: multi-story houses

These are two- or three-story houses, often with a concrete staircase, a roof terrace and a ground floor converted into a shop or studio apartment. Here we combine materials: porcelain and ceramic tile on patios, kitchens and terraces, and rigid flooring in bedrooms.

On ground floors we measure subfloor moisture before proposing any material. In older houses with no waterproofing under the slab, moisture rising from the ground is common.

Autopista Norte and the industrial zone: warehouses and shops

Along the Autopista Norte and near the Medellín River there are distribution warehouses, workshops and shops with pallet jack and forklift traffic. There we do epoxy flooring, slab repair and new concrete.

Centro, Santa Ana and the Fabricato area: traditional homes

Around the main square and the old Fabricato textile mill area, older houses sit next to middle-income apartment buildings. Older houses often have cement tile or terrazzo (granito) that is sometimes worth keeping and polishing instead of tearing out.

Replacing builder-grade tile with a warmer floor

The white or beige ceramic tile that comes with many Bello apartments looks cold and is hard to match with wood furniture. SPC flooring installed over the tile covers it with no demolition, no debris and in 2 to 4 days for an average apartment.

    Hollow tile test

    We tap every tile with a rubber mallet and mark the ones that sound hollow. Loose tiles are removed and the gap is filled with mortar before covering.

    Flatness check

    We run a 2-meter straightedge in several directions. If the unevenness exceeds what the SPC manufacturer allows, we level the affected areas with self-leveling mortar instead of forcing the click system.

    Tile grout lines and edges

    Wide grout lines and uneven edges can telegraph through a thin SPC plank. In those cases we fill the joints or recommend a thickness of 5 to 6.5 mm.

    Doors, profiles and baseboards

    The new floor sits a few millimeters higher, so we trim the bottom of any doors that need it. At transitions to the bathroom, balcony and kitchen we fit transition profiles and finish with new baseboards.

Epoxy and concrete floors for warehouses in the north

Warehouse slabs in Bello usually carry years of forklift traffic, oil stains and chipped joints. Before applying any coating, we open the concrete's pores with a grinder and diamond discs and vacuum up all the dust.

Broken joints are rebuilt with epoxy mortar, and active cracks are treated separately so they do not show through. Then we choose the system by load: a roller-applied coating (COP $45,000 to $90,000 per m²) for light traffic, or self-leveling epoxy (COP $90,000 to $180,000 per m²) for pallet jacks and forklifts.

When the slab is too damaged, it is better to pour a new concrete floor before thinking about finishes.

Site visits and travel via the Autopista Norte

Our office is in El Poblado, at Tv. 6 #45-115. We reach Bello via Avenida Regional or the Autopista Norte: outside rush hour the trip takes 30 to 45 minutes, and in the late afternoon it can take more than an hour.

So we schedule Bello site visits for mid-morning or early afternoon, and crews start early to finish before the complex's work cut-off time. The visit and measurement are free and are scheduled within 24 to 72 hours.

Your written quote arrives within 24 to 48 hours, itemized into material, labor, baseboards, profiles and debris removal.

  • Replacing floors counts as a minor repair (reparación locativa) and generally does not require a building permit if the structure is not touched.
  • If the work includes pouring a new slab, extending or altering walls, the application goes to Bello's planning office (Secretaría de Planeación) or the municipality's permit office (curaduría), not Medellín's.
  • In gated complexes the condominium regime applies (propiedad horizontal, Ley 675 de 2001): each building management sets work hours, elevator use and debris rules.

Frequently asked questions in Bello

Can I put SPC over the tile in my Niquía apartment?

Yes, in most cases. The tile must be well bonded, flat and dry; hollow pieces are replaced and uneven spots are corrected before installation.

Do you charge a travel fee to Bello?

The site visit and measurement are free, because Bello is within the Aburrá Valley. In the written quote, material transport and debris haulage are listed separately, so you see every cost before approving.

How much does it cost to replace the floor in a 50 m² apartment in Bello?

As a reference, installed SPC costs COP $85,000 to $170,000 per m², which gives an approximate range of COP $4,250,000 to $8,500,000 for 50 m², excluding baseboards and profiles. Installed laminate runs COP $65,000 to $120,000 per m².

Do I need permission from my complex's building management?

Yes. Although replacing floors does not require a building permit, the complex's rules set work hours, elevator use and debris handling. We explain this in our guide to building rules for floor renovation.
